My name is Rod Easterling and I’m very proud to be an
Associate Member of the Royal Institution of Chartered Surveyors.

I am an independent residential surveyor who takes great pride in his profession. Being independent allows me to spend time with my clients and to discuss their requirements in depth.

I recognise that the acquisition of a property is for most people the largest investment they will ever make. My role is to make sure that the investment is both wise and considered.

My passion is building pathology, or defect diagnosis. This is the study of building materials, their best application and the reasons they fail. In undertaking my profession I endeavour to uncover the true cause of any defect/problem, then clearly explaining it. Having spent over thirty years involved with residential dwellings, I now have an in-depth understanding of old and more recent buildings common to Kent, East Sussex and Greater London.

Unfortunately I have seen far too many people make ill judged decisions on the basis of a survey report. It is fundamental to understand that a report well drafted and in accordance with the‘Home Survey Standard (1st Edition) RICS Professional Statement’is designed to highlight defects or issues that warrant repair, further consideration or investigation and that these must be balanced with those parts of the property that remain satisfactory in condition. No property is perfect. Once my Clients have had time to digest the contents of their report I invite them to contact me, this to rationalise any concerns they may have. To my mind this is essential and where I can really help in making a balanced and considered decision.

Just prior to establishing my own business I spent four years working as one of two senior surveyors, this within the asset management department of a very large organization. With some twenty three thousand properties to safeguard and maintain, I had the wonderful opportunity to inspect and report upon a tremendously wide range of defects and other issues. My day-to-day schedule included such matters as structural movement, damp, party wall or boundary disputes, complete refurbishments, statutory claims of disrepair and the list goes on. Having reported upon these types of issues I would then prepare and schedule appropriate remedial works, which I would of course oversee to ensure that standards of workmanship remained high. Rarely, but when necessary, I would prepare statements and defend my employers at tribunals.

Many thanks for taking time to visit my website. I hope the contents prove helpful and look forward to hearing from you.
