Recently I have had a number of vendors approach me in respect of their property for sale. Realising that any potential buyer will, further to their surveyors’ identification of existing defects, almost certainly seek to make offers below the asking price, they wanted to be forewarned about such defects. This would allow them to seek quotes for any remedial works. The works might then be executed in advance of the property being marketed, or the costs could be factored into any offer received.
This ‘forewarned is forearmed’ philosophy may be of interest to you. Should this be the case, then I would suggest that a Level 1 report is most appropriate and cost effective. With regard to the scope of this report, please see ‘Buying a property’.
